Single Family home sales and foreclosure data for Bullhead City as reported to Western Arizona REALTOR® Data Exchange
June sales highest of 2008 for Bullhead City
36 Single Family homes sold in Bullhead City in June, increasing significantly from 24 in May, and well outperforming the 2008 average of 25.6 per month. The average sale price shot way up to $309,584 from May’s $189,979 (thanks in part to a couple of sales at $1 million+) and the median sale price also rose from $156,950 in May to $217,000 in June.
Foreclosures less of a factor in June
Foreclosures accounted for about 22% of Single Family homes sold in June, compared to nearly 46% in April and 42% in May.

As expected, foreclosures continue to sell faster and for less per square foot on average than other homes in Bullhead City, creating an interesting dynamic for sellers. Foreclosed houses may not be the same product as other houses, but they are in the mix competing for buyers.
Foreclosures will continue to be a factor until they move through the market (which they have been doing nicely), but they weren’t center stage in June like they were in preceeding months. After all, June was the highest selling month of the first half of 2008 even though foreclosure sales dropped.
